I just wanted to bring to light something about the post that was made regarding a Seller paying 6 months or 12 months payments for the Buyer(s) of his home. Please be sure to check with the Lender that would be providing the financing for the Buyers. I can see problems with guidelines that regulate maximum concessions from the Seller to the Buyer. This amount varies on the type of financing being obtained, but for most programs the maximum ranges between 3% - 6% of the sales price. If these guidelines are exceeded as a Lender – we would consider this an inducement to purchase and be forced to deny the financing. The Seller is definitely creative and trying to find a unique way to present his house for sale - I give him credit for that, but is apparently unaware on the Lending guidelines to prohibit inducements like this.
Hope this helps avoid any potential problems that are in the making.

Jerri, I’m not sure by the bit of information that you left if you qualify or not. I suggest you talk with the person who prepares your income tax returns and give them all the pertinent timelines.
Do i need occupancy certificate if i buy a forclose house which has attached a tagged to require occupancy certificate. I was try to buying a house and did inspection by city inspector but they are giving many works which is exceeding my limits. What can i do?
You don’t state what city (or township) you are in, so I can only answer for the areas near me. If there was a tag stating you need an occupancy certificate, then yes you do. Since the inspector has already been out to the home and has a list of repairs go down to the city and see what you can do to occupy the property legally. You may also want to consider asking the seller to do some or all of the repairs for you. (It never hurts to ask)
From what I remember you could qualify for an FHA mortgage 2 years after a bankruptcy discharge. If you will write back with your email address I’ll contact a FHA mortgage broker for you and ask if that has changed and notify you if there has been a change.
I’m going to email you also in case you don’t get this right away. Question: For the first time buyers tax credit and I make %60,000 a year, is that too high? Is it like MSHDA where your income has to be low?
Harrison, I believe the time to file an amendment to your 2009 return has passed. Check with the IRS though, or whomever prepared your tax return.
You can also go to http://irs.gov and look for the specifics on the first time home buyer tax credit there.
My husband is currently serving in Afghanistan for 8 months (between February and October 2010). We are closing on a house in the next month or two. Will we be eligible for the extension on the home buyer credit, or does he have to be back by May 30th to be eligible?

Hi, I have been living in a home for 15 years the **mortgage** only is in someones name who passed away I have been making the payments and went to the bank to try to assume mortgage i was told by the broker to get a loan of my own and let the house go, at this time i am still making payments but cant get caught up as deceasaed was 2 months behind I been trying to catch up since last july when the mortgagee passed, will this property go though the normal foreclosure process of redemption periods and sherrif sale if she is deaceased, my husband in on the deed only!
You have several different issues with this one: Making the payments but not being on the note for the home, and your husband being on the deed of the home.
I am not sure if there is any difference in the way a foreclosure would be treated in this instance (with the passing away of the relative who signed the note) or not. You could be considered a tenant, and yet your husband is on the deed, so the interpretation may be different.
