Hello Kris, I am Aaron Kelley, and I have been reading through your blog. I wanted to let you know about a wonderful opportunity for you as a Buyer’s Agent and for any client you have that may be interested in Eastpointe. I’m selling a beautiful brick home 3 bedrooms, 1.5 bathrooms in Eastpointe. AND I’m offering to pay the FIRST 6 Months of the Home purchasers mortgage. AND if your buyer can close within 30 days of an accepted offer we will pay a full YEAR of mortgage payments which means they live free in their homes until 2010. And as an added bonus to you, we are protecting buyers agents at 4.5%. So if you know of anyone interested here is a link to my Vflyer which has my contact info: http://divineprovisionllc.vflyer.com/home/flyer/home/2095739 And we are holding an Open House tomorrow 2/7/09 from 12-4pm. Hi Kris,

I just wanted to bring to light something about the post that was made regarding a Seller paying 6 months or 12 months payments for the Buyer(s) of his home. Please be sure to check with the Lender that would be providing the financing for the Buyers. I can see problems with guidelines that regulate maximum concessions from the Seller to the Buyer. This amount varies on the type of financing being obtained, but for most programs the maximum ranges between 3% - 6% of the sales price. If these guidelines are exceeded as a Lender – we would consider this an inducement to purchase and be forced to deny the financing. The Seller is definitely creative and trying to find a unique way to present his house for sale - I give him credit for that, but is apparently unaware on the Lending guidelines to prohibit inducements like this.

Hope this helps avoid any potential problems that are in the making.

I was on mortgages as the second owner with my husband, who is now my EX. Do I qualify for first time buyer? I moved out Dec. ‘06. Thanks

  • 16 Kris Wales // May 29, 2009 at 6:08 am

Jerri, I’m not sure by the bit of information that you left if you qualify or not. I suggest you talk with the person who prepares your income tax returns and give them all the pertinent timelines.

    Good luck to you,

    Kris

Do i need occupancy certificate if i buy a forclose house which has attached a tagged to require occupancy certificate. I was try to buying a house and did inspection by city inspector but they are giving many works which is exceeding my limits. What can i do?

  • 19 Kris Wales // Aug 1, 2009 at 9:06 am

    Hello Arocon,

You don’t state what city (or township) you are in, so I can only answer for the areas near me. If there was a tag stating you need an occupancy certificate, then yes you do. Since the inspector has already been out to the home and has a list of repairs go down to the city and see what you can do to occupy the property legally. You may also want to consider asking the seller to do some or all of the repairs for you. (It never hurts to ask)

From what I remember you could qualify for an FHA mortgage 2 years after a bankruptcy discharge. If you will write back with your email address I’ll contact a FHA mortgage broker for you and ask if that has changed and notify you if there has been a change.

I’m going to email you also in case you don’t get this right away. Question: For the first time buyers tax credit and I make %60,000 a year, is that too high? Is it like MSHDA where your income has to be low?

bought first home in sc , can i file for home credit brfore 2010? i bought home sept 2009

  • 23 Kris Wales // Oct 28, 2009 at 4:27 am

Harrison, I believe the time to file an amendment to your 2009 return has passed. Check with the IRS though, or whomever prepared your tax return.
You can also go to http://irs.gov and look for the specifics on the first time home buyer tax credit there.
