In the last month or so I have received more phone calls about an article I wrote last year that warned Macomb County MI home buyers about “tagged” homes and the certificate of occupancy that is needed before they can move in.

Have you been seeing all the “Fannie Mae Homepath Renovation..” notations on Macomb County homes for sale listings?

April 27th, 2011 · No Comments · macomb county mi real estate market, tips for home buyers, tips for purchasing a foreclosure

If you’ve been searching all of the homes for sale databases in Macomb County (or the tri-county area) then I’m sure you’ve been seeing many listings of homes that are Fannie Mae held foreclosures.   One of the nice features of these foreclosures is that many of the homes are approved for a Fannie Mae renovation [...]

Foreclosures selling quickly in Macomb County? Not much has changed since 2008

February 27th, 2011 · No Comments · Buyers agency, tips for home buyers

(I wrote this article in 2008, and a recent email inquiry from a prospective foreclosure purchaser reminded me of it.  Not much has changed since 2008…)

A phone call the other day illustrated to me once again how quickly our real estate market here in Macomb County is changing.
The gentleman who called told me that he [...]

December 14th, 2010 · 1 Comment · VA mortgages, tips for home buyers, tips for purchasing a foreclosure

I can’t pinpoint the date it happened, but it seemed that overnight our multilist databases were becoming filled with local homes for sale (Macomb County MI) by Freddie Mac and Fannie Mae.  They seemed to have overtaken HUD homes for sale in the numbers of them on the market right now.
A couple of notes about [...]

November 17th, 2010 · No Comments · tips for home buyers, tips for purchasing a foreclosure

One of the challenges to purchasing a foreclosure is abiding by all local laws regulating the condition of the home (different city/township inspections and Certificate of Occupancy requirements).    Macomb County homes that are serviced by a well and septic system also have a mandatory inspection at the point of sale.
This can be a bit challenging [...]

October 18th, 2010 · 1 Comment · tips for home buyers, tips for purchasing a foreclosure

I remember last summer when a buyer client and I viewed a home in Warren.  It was a foreclosure, and because she was semi-interested in the home I did a bit of research on it the next morning.
The City of Warren had “tagged” the home, which means you  need an inspection from the building department [...]

This is one of those “just when I think I saw it all…” kind of posts.
Last week I took buyer clients through a foreclosure (bank owned) home in north Macomb County.  The home has been on the market for quite a while, considering the low price for a large newer home in that area.  That [...]
