“My agent said you have to show us the house” – Really? Your buyers agent is wrong.

This may come across as a rant, but sometimes you just have to do it.    I hope by doing so that I can educate some home buyers that if you are working with an agent that I cannot interfere with that agency relationship, no matter how “minor” it may seem to you.

A couple of weeks ago I received a phone call from a woman who was on my website searching for homes saw one in Shelby Township that she just “has to see today!”.  She had called her buyers agent and the agent was unavailable for the weekend.  The agent, bless her soul, told her to call ME and I that I would have to show her the home since she found the home on my website.

One of the first things out of my mouth when someone unknown to me calls is “Are you working with a buyers agent?“.  If the answer is yes, then I re-direct that caller to their agent.  Now, I’m not rude about it.  I do however let them know that an agency relationship is much more than opening doors and setting appointments.  (The real work comes in after the buyer has found the home they wish to purchase. )     Most callers understand my explanation and are simply misunderstood about the process because their agent didn’t educate them.   However, I do get callers like the woman above.  She wouldn’t take no for an answer.  She wanted to see that home, that day, with less than 2 hours notice.

Here is what I told the woman:

You found my website which gives you free , full access to ALL the homes for sale in Metro Detroit that are entered in to the 2 MLS databases.  (Mirealsource and Realcomp).    I am not the listing agent to those homes, the listing agent (sellers agents office) information is at the bottom of each printout.   You may call the listing agent to ask about making an appointment since your agent is unavailable.  In fact, I told the woman that I would look up that information for her and give her the contact name and number.

She was not happy with that service either and told me her agent would be in contact with me to “chew me a new one” and hung up.

No, her agent did not call me.  I would have welcomed that call.      I would have enjoyed having a conversation with the agent about buyers agency and what it means to me and my clients.

/rant.  I promise.
