There is so much misconception out here in Macomb County about how next to impossible it is to sella condo, especially one that isn’t a
foreclosure or a short sale. Today I’d like to talk about a condo in
Sterling Heights that sold yesterday that wasn’t a foreclosure (or a short sale) but was lovingly maintained by the original owner.
I placed this lovely condo in the Coves of Sterling Heights on the market on September 9th of 2008.

On Janary 20th of this year the seller accepted an offer on her condo. This was just 131 days on the market during a time when the average
total days on the market for condos in Sterling Heights is 208.
The average selling price for condos during this time period (Sept. 9, 2008 through February 17, 2009) is a low $58,229. The seller of this condo received $122,500.
How did she achieve her goal of selling her condo in what is being touted as the worst sellers market many of us have ever seen?
*The condo was priced well from the beginning and only had small price change since September 9th to keep it in line with others in the area.
*The seller kept her home in showing ready condition each and every day.
*She never turned down a showing request. (I can’t stress enough the importance of always saying “yes” to a request by a buyers agent to show your home if you have it for sale. One turndown because you are tired or busy or have guests could mean that you lose out on the buyer for your home.)
*Marketing: She allowed me to do what I do best – marketing the condo or home to show it to its best advantage.
One other misconception: “Buyers are only buying foreclosures or short sales.” Not true. Of course the majority of buyers are purchasing the foreclosures in Macomb County but there are buyers who are tired of viewing the homes and condos that are in poor condition. Some buyers (as in this case) do not want all the work and expense that buying a foreclosure or short sale can bring. The buyer of this condo in Sterling Heights appreciated the condition of this home and did not want something that needed much work or expense after moving in.
Congratulations to the seller of this condo in Sterling Heights and the new owner of this home. I hope they both will be very happy in their new homes and look back upon this process as one that was as stress free as possible.
