Sterling Heights is doing well again – fewer homes for sale, prices rising!

Over the last couple of weeks I’ve been spending time showing potential buyers homes for sale in Sterling Heights.  Last year we would have had 5-6 homes on each outing to view, this year we are lucky to have 2-3 homes to see.

During the month of July last year (2011) 106 homes sold in Sterling Heights, for an average price of $89,599.    This July (2012) 108 homes sold, with an average sales price of $108,755.  (Data complied using Mirealsource™ )   The price jump itself isn’t quite so shocking to me, as many home buyers are out in full force right now, which helps to drive up the prices.  (Basic supply vs demand)

The big difference I am seeing this year compared to last year is that there seems to be more short sales being offered as opposed to bank owned / foreclosures.   Either the lenders are starting to work with distressed home owners more, or sellers are trying to beat the year end deadline for the tax forgiveness on the deficiency balance.
